Kelli Hull, a native Texan returning after nearly 20 years in Washington, DC, is set to open Monkee's of Fair Oaks Ranch on August 20 in the Lemon Creek Ranch development. The boutique, located just outside San Antonio, becomes the 8th Texas franchise of the North Carolina-based chain and aims to fill a perceived gap in the local market for contemporary women's fashion designers.

In an episode of the Building Texas Show, host Justin McKenzie interviewed Hull about her transition from government contracting to retail. Hull, who previously supported special operations and Central Intelligence Agency clients, chose Lemon Creek Ranch over other sites in Kendall and Bexar counties due to its anchor tenant H-E-B and direct access to I-10. She praised developer Valcour and noted that Bexar County permitting was completed in roughly 72 hours.

Hull's decision to franchise with Monkee's was influenced by her experience walking into a Raleigh store eight years ago, where she saw how a 1,200-square-foot boutique could carry major contemporary labels like Paige Denim, Frame, Aviator Nation, Farm Rio, Millie, Shoshanna, and Marie Oliver. She credits the franchise's collective buying power for opening doors, recounting a recent New York trip where she purchased 2027 collections at the Farm Rio showroom before her store had even opened.

The franchise process, detailed on ownamonkeys.com, included Discovery Day in Winston-Salem with VP of Franchising Pete Greene. Hull emphasized her data-driven buying philosophy shaped by her consulting background and previewed a Sunday by-appointment personal shopping model aimed at busy traveling professionals.

Hull is also building a military affinity program tied to her husband, an Army Reserve officer, and the Junior League of San Antonio. The store will host private after-hours events and a grand opening gathering for the Junior League's Military Affinity Group. Hull told McKenzie, "It is my solemn vow to you that I will never let you leave Monkee's of Fair Oaks in something that doesn't look phenomenal on you. I promise."
