EPH Group AG, the Vienna-based hotel real estate developer, has achieved a critical milestone in its German expansion: the building permit for an exclusive boutique hotel at Lake Tegernsee in Bavaria has been granted. The announcement, released via NEWMEDIAWIRE, marks the fulfillment of a key condition precedent in the company's acquisition of the approximately 4,500-square-metre site, situated in an elevated location with panoramic views of the lake.
The project envisions a premium, design-oriented resort targeting discerning guests who prioritize individuality, tranquility, and an exceptional location. An internationally established hotel operator is expected to manage the property. The significance of the permit lies in its role as a contractual trigger: on 26 February 2026, EPH Group AG reached an agreement in principle with the seller through a term sheet, subject to obtaining the building permit. With that condition now satisfied, the final purchase agreement is expected to be signed shortly, followed by immediate commencement of project implementation.
Financing for the boutique hotel is intended to be partially covered by proceeds from EPH Group AG's new secured corporate bond 2026/2033 (ISIN: AT0000A3XVE4). The bond carries a total issue volume of up to EUR 50 million, a seven-year term, and an annual interest rate of 10 per cent, with interest payments distributed monthly. The bond is secured by pledges over shares in subsidiaries and affiliated companies, including shares in the project company that will own the Lake Tegernsee hotel. The subscription period is scheduled from 28 October to 25 November 2026, with trading in the corporates prime segment of the Vienna MTF of the Vienna Stock Exchange expected to begin on 1 December 2026.
The public offering is being made exclusively through the securities prospectus published on the issuer's website, www.eph-group.com, which was approved by the Luxembourg financial supervisory authority (CSSF) on 23 October 2026 and notified to the German Federal Financial Supervisory Authority (BaFin) and the Austrian Financial Market Authority (FMA). The prospectus, available at https://eph-group.com/assets/wertpapierprospekt-anleihe-2026-2033.pdf, contains the final terms and conditions, and investors are advised to read it before making an investment decision.
For Texas businesses and investors, the development underscores the cross-border reach of European real estate capital and the role of secured bond instruments in financing hospitality projects. EPH Group AG, founded in 2023, specializes in hotel real estate in the DACH region and currently has a portfolio of ten projects in Austria and Germany. Its shares trade on several German stock exchanges, including the Open Market of the Stuttgart Stock Exchange since 2025, the Primary Market of the Dusseldorf Stock Exchange since 2026, and, as of May 2026, the Open Market of the Frankfurt Stock Exchange and Xetra. The Lake Tegernsee project adds to a pipeline that could attract attention from Texas-based investors monitoring European hospitality and real estate opportunities.
