When Monkee's of Fair Oaks Ranch opens on August 20, 2026, in the Lemon Creek Ranch development, it will bring a curated selection of national contemporary designers to the Texas Hill Country—an assortment typically unavailable without a 45-minute drive to San Antonio. Owner Kelli Hull, a veteran and local resident, identified this gap and turned to a franchise model to make it feasible.
“Because we’re a franchise, the buying power that the collective franchisees have is fairly significant,” Hull said. “It’s amazing that someone like myself—my store’s not even open yet—was able to walk into the Farm Rio showroom in Manhattan and buy for 2027. Without that buying power, none of this would be possible.”
The Monkee's franchise, based in North Carolina, comprises locally owned women’s boutiques that together wield enough influence to access top-tier showrooms. Monkee's of Fair Oaks Ranch is the 8th location in Texas and the 70th nationwide, placing Hull early in the brand’s growth while granting her access to the full designer roster. A recent buying trip to New York City allowed her to secure lines from major labels such as Paige denim, FRAME, Aviator Nation, Milly, Shoshanna, and Marie Oliver.
The store aims to serve women of all ages with a mix of familiar names and undiscovered brands. “You’re probably going to come in for Paige, which is kind of a cult classic,” Hull said. “But I have a feeling you’re going to discover other brands as well that you’ve never heard of—and I think you’re going to love them just as much.” Alongside established labels, the boutique will carry emerging designers at various price points, including Texas jeweler Christina Greene, and accessories from Krewe, Oncept, perfectwhitetee, and Pistola.
Hull emphasizes that the curation is data-driven, not just emotional. “In fashion, we get emotional about it—I have this feeling, and it’s so beautiful, and I love it, and maybe the data doesn’t support that,” she said. “To have a buyer say, ‘That’s good—let’s tiptoe into the water on this brand, make some safe bets, and if everybody loves it, we can get more,’ has been phenomenal.”
The store will open at 10 a.m. on August 20, 2026, in Bexar County, serving Fair Oaks Ranch and Boerne. Customers can follow @monkeesoffairoaks on Instagram for updates, with additional information on Facebook and TikTok. The website, monkeesoffairoaks.com, will launch about 30 days before opening, with online shopping planned for 2027.
This opening addresses a significant void in the Texas Hill Country retail landscape, offering residents access to contemporary fashion without long commutes. By combining collective buying power with local ownership, Monkee's of Fair Oaks Ranch demonstrates how franchise models can democratize access to high-end design, potentially reshaping shopping patterns in the region.
